OBJECTIVE:

Etain is seeking a Construction Project Manager to oversee the construction of Etain's flagship cultivation and manufacturing facility in Buffalo, NY. The Construction Project Manager will serve as the primary liaison between Etain (as tenant) and external stakeholders, including the property owner/developer, general contractor and other construction professionals, to ensure that all construction activities meet our specifications, quality standards, and regulatory requirements. Additionally, the Construction Project Manager will ensure a seamless transition into occupancy in compliance with Etain's contractual and regulatory obligations. . This role requires a comprehensive understanding of project management, construction processes, and real estate development to ensure that Etain's interests are represented throughout the completion of the project and transition to occupancy..

RESPONSIBILITIES:

Project Management:

  • Oversee all aspects of the project from inception to completion, ensuring adherence to project timelines, budgets, and quality standards.
  • Develop and implement project plans, schedules, and budgets in collaboration with project stakeholders.
  • Attend project meetings and coordinate with property owner/developer, architects, engineers, contractors, and subcontractors to ensure project milestones are met on-time and on budget.
  • Coordinate project closeout process to ensure project scope and quality standards are met and proper transition of occupancy to Etain.

Stakeholder Communication:

  • Serve as the primary point of contact for Etain throughout the construction process.
  • Provide regular updates to internal stakeholders and management on project progress, budgetary considerations, and potential risks.
  • Facilitate effective communication and collaboration between Etain and external stakeholders, including the property owner/developer, architects, contractors, regulatory agencies, and other third-party consultants.
  • Address Etain's concerns and provide timely resolutions to issues that may arise during the project lifecycle.

Contract and Document Management:

  • Review and negotiate contracts with external vendors, contractors, and suppliers to ensure favorable terms and conditions for Etain.
  • Monitor contract compliance and performance to mitigate risks and ensure project deliverables are met according to specifications.
  • Evaluate change orders and amendments for viability and accuracy.
  • Develop forms and records to document project activities. Set up files and processes to ensure that all project information is appropriately documented and secured.

Budget and Cost Control:

  • Develop project budgets and financial forecasts, monitoring expenditures to ensure alignment with approved budgets and change orders.
  • Work with project developer, general contractor and architect to identify cost-saving opportunities and value engineering initiatives without compromising project quality or objectives.
  • Implement cost control measures to mitigate budget overruns and minimize financial risks to Etain.

Quality Assurance and Risk Management:

  • Implement quality assurance processes to uphold construction standards and specifications throughout the project lifecycle.
  • Identify potential risks and develop mitigation strategies to minimize disruptions and ensure project continuity.
  • Conduct regular site inspections and audits to assess progress, quality, and compliance with regulatory requirements.

Qualifications:

  • Bachelor's degree in construction management, engineering, architecture, or a related field.
  • Proven experience in managing construction projects, preferably in real estate development, construction, or property management.
  • Strong understanding of construction processes, building codes, and regulatory requirements.
  • Excellent communication, negotiation, and interpersonal skills to effectively engage with diverse stakeholders.
  • Proficiency in project management software and tools for scheduling, budgeting, and document management.
  • Ability to manage multiple projects concurrently, prioritize tasks, and adapt to changing priorities in a fast-paced environment.
  • Attention to detail, analytical mindset, and problem-solving skills to address complex challenges and drive project success.
