Our Business Services team, located at 1187 Troy Schenectady Road in Latham, NY is hiring a Commercial Closing  Attorney. 

Starting pay, $88-96k based on experience.

The primary focus of this position is to conduct commercial real estate closings – Purchases, Refinances and Loan Modifications. Due diligence, including review purchase contracts, written abstracts of title and surveys, review judgment/lien/bankruptcy searches, surveys, appraisals, and other closing documents. Prepares real estate closing legal documents. Communicates with staff, members, realtors, buyers, sellers, title companies, appraisers, and attorneys to discuss file status and request/provide additional information. Negotiates with opposing counsel, realtors, title companies, appraisers, etc. to achieve final resolution of items, such as title, tax, insurance, credit, appraisal, environmental and any other issues impeding closing of the mortgage loan. Follows up on post-closing items including recorded documents and post-closing requirements. Review all payoff letters and prepare and file all discharge of mortgage/assignment of rent/partial termination, etc. Develops and maintains relationships in the financial services and real estate industry to obtain new clients. Markets credit union products and financial services to other credit unions, realtors, and builders to offer mortgage loans to others in our marketplace. Assists with collections/foreclosures.

Candidates should have a JD law degree and licensed in New York State (NYS) plus a minimum of 1-year real estate closing experience. Thorough knowledge of NYS title laws, legal codes, court procedures, precedents, and government regulations (RESPA, TILA, CFBP). Maintain effective working relationships with clients, co-workers and court systems. Computer proficiency with Microsoft Office, Word, Excel and Outlook.
