Job Summary

Do you have 5+ years in the performance of routine and preventative maintenance on various HVAC and building support systems? Do you know how to analyzes mechanical, electrical / pneumatic / and or plumbing systems? Are you knowledgeable in making adjustments, repairs, replacements, or other corrective maintenance actions to ensure the continuous and safe functioning of HVAC equipment and building automation systems, to include controls?

Responsibilities

1. Primarily responsible for refrigerated equipment. Walk-in coolers and freezers, chillers, unitary roof top units, split-units, humidity producing equipment, evaporative coolers etc.
2. Operates, repairs, overhauls, services, and maintains equipment. IE; Pumps, air compressors, fans, air handlers, VAV boxes, valves, electronic and automated equipment and the associated plumbing, pipe fitting, wiring, etc.
3. Performs regularly scheduled preventive maintenance work on equipment.
4. Helps in designing and implementing mechanical or electrical alterations to new and existing equipment in order to improve efficiency, performance, and/or extend the life of equipment.
5. May ensure that equipment meets all regulatory compliance requirements mandated by local, state and federal agencies.
6. Maintains clean and safe equipment rooms and other mechanical areas.
7. Maintains equipment performance and repair records.

Minimum Qualifications

Depending on the area of assignment, three years of maintenance and repair experience, or equivalency, in one or more of the following areas is required: pipefitting; heating, air conditioning, or equivalency (one year of education can be substituted for two years of related work experience), and steam-operated systems; pneumatic and electronic building control systems; plumbing and refrigeration systems; commercial/industrial laundry equipment; sterilizing equipment; gas/diesel engines and generators; kitchen and cafeteria equipment; mechanical and electrical troubleshooting; and welding. The ability to respond appropriately to emergency situations, effective human relations and communications skills, and demonstrated computer proficiency essential.

Incumbents who specialize in refrigeration and air conditioning systems must complete a two year vocational schooling program; possess Environmental Protection Agency certification with a Universal permit to handle refrigerants; and demonstrate a high level of technical expertise. A boiler license may be required for some positions.

Preferences

1. High School Graduate or equivalent
2. Five+ years of experience in Building maintenance and repair work
3. Knowledge of HVAC systems including Building Automaton Systems and Controls Operation.
4. Demonstrated problem solving and trouble shooting skills
5. Technical certifications are a plus, but not required
6. Refrigeration experience is a plus, but not required
7. A Boiler Operators license is a plus, but not required
8. Knowledge of the CMS order system is a plus, but is not required
9. EPA Universal Certification
